Are there any special levies I'd have to pay?

Yes. At the AGM in February 2026, owners approved a $180,000 special levy for the roof replacement [1]. For strata lot 42 (unit entitlement 87 of 10,000) your share is $1,566, due June 1, 2026 [1].

The 2023 depreciation report also plans elevator modernization in 2028, about $420,000 [2]. If the reserve fund doesn't cover it, that could mean another levy (roughly $3,654 for this unit).

  • [2] Depreciation report (2023) · p. 31

Key considerations

  • Check who pays the $1,566 roof levy, you or the seller, and put it in your offer.
  • Ask the strata manager how the 2028 elevator work will be funded.
  • Check the parkade leak repair quote and whether it affects your parking stall.
  • Price earthquake deductible coverage with your own insurer (your share ≈ $41,760).

For buyers

Understand the building before you commit: what you'll pay each month, what special levies may be coming for your unit, how much an earthquake deductible could cost you, and whether you can rent it out or bring your dog.

For agents & brokers

Give clients a clear, sourced summary of the strata package in minutes, spot issues early in the deal, and answer questions with the page number to back it up.

Facts you can check. Opinions clearly marked.

Every number has a source

Each fact in the review names the document and page it came from, so you can verify it in seconds.

Judgement is labelled as opinion

Forecasts and commentary appear in a separate, clearly marked box — never mixed in with what the documents say.

Your documents stay private

Files are stored privately and only people you add to a property can see them.

Example from a review (fictional)

The contingency reserve fund was $248,900 at Dec 31, 2025.Financial statements (Dec 31, 2025), p. 3

Opinion — not from your documents

The reserve fund looks healthy for the work planned in the next five years, but the depreciation report is due for an update. Consider asking the strata manager when it's scheduled.
